The appraiser is generally looking for major issues or concerns regarding the property and is not a full-fledged home inspector. You should consider hiring a home inspector to be sure you are fully comfortable with the condition of the property. The inspector will evaluate your property and provide you with an inspection report detailing the condition of various aspects of the property. Most likely, the report will cover the condition of the following home features:

  • Foundations
  • Doors and windows
  • Roof
  • Plumbing and electrical systems
  • Heating and air conditioning systems
  • Ceilings, walls and floors
  • Insulation
  • Ventilation
  • Septic tanks, wells, or sewer lines

The inspection report will not estimate the market value of the property, nor will it provide you with a recommendation as to whether you should buy the house, but it will help you to identify possible repairs and/or items that will need replaced in the near future.
